From the very beginning, real estate was always the dream — even before the actuality fully arrived.
Rather than forcing the path too early, Sondra Sparapani chose to build mastery first: in business, design, travel, and human experience. That deliberate journey is what now defines her as a uniquely seasoned, intuitive, and strategic real estate professional.
Sondra began her career in the travel industry, where she created and managed the Ames Department Stores Travel Division, receiving invaluable executive-level corporate training at an early stage. She went on to work for major travel companies on both the West and East Coasts, based in California and Hartford, Connecticut, traveling extensively worldwide. This global exposure sharpened her ability to manage complex logistics, high-value clients, and detail-driven service — skills that later became foundational in her real estate practice.
As the travel industry evolved, Sondra followed another lifelong passion: the arts and design. She worked as a Visual Display Artist at G. Fox & Company in Hartford, where her love for spatial design, aesthetics, and storytelling took hold. That creative drive led her to pursue a Bachelor of Arts in Theatre Arts & Production from Trinity College (Hartford, CT) — a transformative chapter she completed later in life with enthusiasm and distinction.
During her time at Trinity, Sondra worked in the Costume Department for four years and was frequently recruited to collaborate with the Costume Design Manager at Wesleyan University, gaining advanced experience in set construction, staging, lighting design, sound design, and visual storytelling. These years became the foundation of her highly sought-after staging and presentation expertise — a powerful differentiator in luxury real estate and auction marketing.
After graduating, Sondra relocated to St. Augustine, Florida, where she initially taught Art and Critical Thinking at the high-school level. Yet as St. Augustine rapidly emerged as a real estate hotspot, the calling she had postponed for years finally arrived.
In 2005, she left teaching to pursue her true passion: real estate.
Entering during one of the most competitive markets in Florida’s history, Sondra thrived under exceptional mentors and elite instructors. While building her real estate career, she simultaneously pursued advanced business education, earning an MBA in Sustainable Business from Green Mountain College, graduating in 2018.
Sondra began her real estate career with Coldwell Banker and ultimately found her professional home at Florida Homes Realty & Mortgage, where she has remained since 2013. Her experience spans residential sales, new construction, land, investment properties, and — where her passion truly shines — luxury and unique assets.
Her portfolio includes equestrian estates, luxury residences, hotels, international transactions, investor portfolios, and specialized commercial businesses. With a 90% close rate, her success reflects both strategy and service, honed through collaboration with outstanding brokers, top-producing agents, and respected auction professionals. Her Florida real estate license remains active today as a referral agent in the Jacksonville/St. Augustine market.
Drawn to the precision and performance of the auction platform, Sondra expanded her expertise further, holding a Florida Auctioneer’s License beginning in 2010.
In 2017, repeated hurricane evacuations prompted a bold transition. With four horses, three dogs, and two cats, Sondra relocated to Madison County, Virginia, ideally positioned between Charlottesville and Culpeper. She promptly tested for and secured her Virginia real estate and auctioneer licenses, maintaining professional continuity while recalibrating her focus.
Today, Sondra brings renewed energy and clarity to her work as a Real Estate Professional, Auctioneer, and Staging Specialist. Her approach is service-driven, strategic, and deeply human, combining business acumen with creative vision. Clients consistently describe her process as luxury-level, thoughtful, and seamless, regardless of price point.
